QUALITY CHARTER

- Le Domaine des Kasbahs is a residential area located in the Palm grove of Marrakech on the tourist road of Bab Atlas.
- It consists of 19 Villas in a land that consists of surfaces between 1000m2 and 5000m2, bare lands to build of one hectare minimum, as well as a 5-star hotel with its event space.
- All villas are fenced, registered, related to the distribution of drinking water network, electricity and telephone networks in the city and are totally independent of each other.
- The site was previously serviced with asphalt road, street lighting, drainage of rain water, waste water treatment in a processing station comprising an Ecobox for watering public areas with recycled water.
- Just as Kasbahs, the villas have a similar design to villages in southern Morocco.
- The interior is modern and bright, chic ethnic type.
- In each unit, a high terrace is provided and is accessible for mild spring and autumn evenings. - In each villa, there is an air-conditioned room service, with toilet and shower.
- Concerning the land plots available to build, you have to set the architectural design with the buyer
- The structure meets the seismic standards in force in Morocco RPS 2000, it is controlled by the SOCOTEC control cabinet.
- The water-resistance meets the standards in force in Morocco and is controlled by the SOCOTEC control cabinet.
- The exterior walls are insulated and are made in double walls up to 80cm thick in their base.
- The insulating material is located inside the walls to protect any energy loss during winter and preserve freshness during the hot summer.
- The inner wall is a concrete block. For villas of Ablouh residence, the exterior facades are inclined and coated with mud, it is mixed with straw and cement stabilized, giving the facades, an authentic look.
- The exterior carpentry is metallic, with shutters.
- Each window is flanked by a defensive wrought iron gate.
- The interior joinery is in traditional cedar.
- The closets are built from cedar wood, they are fitted with shelves and drawers.
- The floors are covered with marble or extracted stones from Moroccan ores.
- The baseboards are similar soils.
- Wet soils are covered with non-slip materials.
- The walls of dry areas are coated with Tadelakt of different colors, those wet areas are coated with Zellige or Tadellakt.
- False ceilings are smooth staff, gaiza type (traditional Moroccan beams), or painted wood, just like in the south of Morocco.
- The paintings on the ceiling are gasoline paintings.
- The bathrooms are of superior quality ROCA or DURAVIT brands.
- The plumbing is of high quality HANSGROHE brand.
- Electricity complies with Moroccan standards.
- All rooms are equipped with network switches / light points and ordered plugs
- It includes a telephone network, an Ethernet network, a wireless antenna available throughout the villa…
- Heating is provided by coil buried in the ground and will be powered by a gas boiler.
- This boiler also ensures the heating of the hot water, it will flow through a previously antiliming battery.
- Heat pumps ensure cold in summer and warm in winter and more floor heating.
- Each room has its independent thermostat for both underfloor heating and the reversible air conditioning.
- A centralized alarm system ensures security, with the possibility of an IP camera system for remote viewing. (Optional)
- The gardens are planted by a landscaper, and will include the famous Marrakech date palms, olive trees of 30 to 80 years-old, Cocos, columns cypress, pomegranate, sabal, fruits, the Washingtonia, all located in a grassed area.
